Additional Fund Details Cherrytree has created P&R Opportunity Zone Fund I Limited Partnership, a Florida limited partnership which is a Qualified Opportunity Fund (the “Fund”). The Fund will invest in a mix of Opportunity Zone Properties for the purpose of generating federal tax credits, cash flow, depreciation, capital gains deferral, and tax-free appreciation for limited partners of the Fund. Cherrytree has identified and secured a portfolio of projects that will provide superior returns while having an incredible impact on the communities in which they are located. The Fund controls all of the identified properties, through signed Term Sheets and/or earnest money deposits. As the Opportunity Zone Rules contemplated, these Qualified Opportunity Zone (“QOZ”) investments will spur jobs, economic growth, and housing opportunities for a wide variety of the population, while delivering outsized returns to our investors. This is an opportunity that showcases the ability to provide investment returns to investors while delivering transformative capital to the Main Streets of America.
Organization Details Cherrytree Group, LLC (“Cherrytree”), based in Newton, Massachusetts, is a specialist tax credit company that focuses on various federal and state commercial real estate programs. We assist developers of all sizes, general contractors, engineers, individuals, investment partnerships, and family offices in applying for, securing, and monetizing available federal and state tax credits. We focus primarily on the Brownfields tax credit, federal and state Historic Rehabilitation tax credits, Renewable Energy tax credits, such as the Solar Investment Tax Credit (“ITC”), and state and federal Low-Income Housing tax credits. Cherrytree, through the formation and management of its Preserve and Renew (“P&R”) branded Funds, has advised and managed tax credit equity and direct tax credit purchases of millions of dollars in state and federal tax credits since 2011. On average, our investors have received a 20% discount on federal tax credits, as well as a 10% cash-on cash return on monies they would otherwise have utilized to pay federal tax obligations.
