The Company will primarily invest in the creation of new multi-family rental housing located in qualified Opportunity Zones. These investments may target workforce housing for those who typically earn 80% to 120% of Area Median Income (“AMI”). Fundamentally, the Company believes that there is a critical shortage of rental housing for renters earning 120% of AMI or less, and that the demand for safe, well-built and appropriately maintained housing is both out-sized and growing. The Company utilizes a statistics-heavy approach drawing from over 20 years of experience in these zones to identify investments that are likely to yield the greatest social impact and growth potential for investors. |

Our Management Team has many years of dedicated experience sourcing apartment communities that we believe have unrealized value. Since 1997, our Management Team has acquired/rehabbed/developed/invested in a combined ~$18 billion in apartment communities using over $9 billion in LIHTC and common equity, amounting to more than 1,200 communities with more than 100,000 apartment units. Nearly a third of these properties have been located in what are now Opportunity Zones. The Company’s leadership team also has long-standing relationships with over 300 developers (including direct, joint-venture multi-family developers co-owned by related entities) providing a large pipeline of development opportunities targeted towards middle-income residents. |
